Development Guide Plan Modified Development Guide Plan
Unanimously approved by the Busselton Shire Council on 15 June 09.
Canal Rocks Pty Ltd has worked closely with the local community to ensure the Development Guide Plan (DGP) for Smiths Point exceeds expectations for the environmental, social and economic benefits it will bring to the area.
The DGP has been prepared in accordance with the requirements of the Shire of Busselton Town Planning Scheme and the State Government Leeuwin-Naturaliste Ridge Statement of Planning Policy (LNRSPP). The site is zoned Tourist with an Additional Use – Residential over a portion of the site. During the period August to November 2007, the community had an opportunity to comment on the Development Guide Plan during the Shire of Busselton public comment period. Over 7,000 submissions were received including an unprecedented amount of positive submissions. In addition to assessment of the DGP by the Shire of Busselton, the Environmental Protection Authority's assessment of the Smiths Beach development proposal was advertised for public comment for eight weeks from 27 August 2007 to 22 October 2007. A total of 53 submissions were made of which 27 were in favour of the development. The remainder raised issues of concern that the developer is responding to as part of the EPA assessment process.
The EPA assessment of the proposal and the submissions is likely to be concluded in August 2008.

Vertebrate Fauna Assessment for Smiths Beach (4.88 Mb)Vertebrate Fauna Assessment for Smiths Beach The Commonwealth Department of Environment, Water, Heritage and the Arts is assessing the Smiths Beach development proposal as a Controlled Action due to potential impacts on the Western Ringtail Possum, Baudins White-tailed Black Cockatoo and the Chuditch. The documentation addressing how the development will address the impacts on these species was advertised for public comment for four weeks between 5 October 2007 and 2 November 2007.
A total of 36 submissions were made on the proposal, all of which were in favour of the development.
The Commonwealth Department is now assessing the proposal and the submissions with an anticipated decision in August 2008.
